Elastomeric roof/podium/deck coatings are very effective in solving water leaks and can be used to restore virtually all types of structures. It has elastic properties and can stretch in the summertime heat and then return to their original shape without damage.
Advantage
Elastomeric coating provides flexibility, durability & watertight integrity for years of waterproof protection for Tile, Bermuda, Shingle, Poured Concrete, Sloped Gravel Roofs or Flat Roofs (with positive drainage). This product stops leaks, thereby eliminating the need for expensive reroofing. The MULTICHEM Elastomeric System has been proven for over 20 years. Advantage is a high stretch product and stays extremely soft to ensure maximum protection against contraction and expansion.
Not Paint
The elastomeric coating looks like a paint in a can. It has the same viscosity as paint, which makes it brush able or sprayable, or, it can be applied with a roller, just like a house paint. But, it’s a very different material based on a different class of acrylic chemistry. Also, it’s a material that has a unique set of performance criteria. An acrylic elastomeric roof/deck coating is not a paint. Typically, a paint does not require resistance to ponding water, reflectivity properties, flexibility at low temperature, ability to expand and contract, or resistance to foot traffic. But an elastomeric roof/deck coating does require these properties. The roof, deck or podium are going to sit on a relatively horizontal surface, tolerating many external stresses and water contact for extended time.
These acrylic elastomeric coatings are usually white in color for exposed surfaces. This white color provides two unique features. First, it reduces the temperature of the roof membrane to which it is applied. This reduced temperature coupled with the UV blocking properties of the coating reduces the degradation and deterioration of the roofing membrane, enabling it to last longer. This white color also reflects as much as 85% of the heat portion of the sunlight, reducing the heat transfer into the building and reduces air conditioning costs.
Elongation
Roofs, bridge decks, podium and similar structures are dynamic environments, meaning they expand and contract. We look at a building, and we don’t think it moves. In a microscopic examination, roofs are dynamic. There’s thermal expansion, seismic expansion, the weight of snow and rain loads, wind uplift and “flutter” and vibration effects that subject roofs to movement. The coating must be able to tolerate that kind of movement at roof temperature, and high temperature in the summer, low temperature in the winter. Roofs must also tolerate foot traffic resistance. People are going to be walking on these roofs. They will be servicing HVAC units, cooling towers, satellite dish antennas; all kinds of equipment that’s placed on a roof. The roof must be able to withstand foot traffic and the abuse from maintenance and repair crews.

However, these Elastomeric coatings are not caulking or sealants. While they must tolerate expansion and contraction, and the dynamics associated with the roof, just like a caulk or sealant. But, caulks and sealants don’t require resistance to standing water, impact resistance, or reflectivity properties.
Other Properties
High Fluid Resistance – Use of less fluid-resistant elastomeric coating for bulk of component, followed by post-cure addition of coating provides excellent fluid resistance of overall system. Rainshield, RhinoStrong and SuperFlex Plus provide excellent resistance to lubricating oils and transmission fluids.
Excellent Ozone Resistance – Allows use of less ozone-resistant elastomer for bulk of component, followed by post-cure addition of coating, resulting in excellent ozone resistance of coated system.
Excellent Mechanical Properties – Strong adhesion to substrate and elongation of up to 1500% – properly applied coating does not crack or peel. In laboratory testing, coating has demonstrated that it will not peel or crack prior to substrate cracking.
Adhesion of Elastomeric Coating – Adhesion of the elastomeric coating will eliminate blistering in areas where there is ponding water. Illustrates the improvement in adhesion of both a new and aged EPDM membrane that was cleaned with a new technology product.
Substrates and Climatic Factors – While all exterior building materials are susceptible to expansion and contraction due to climatic changes, concrete and stucco are particularly vulnerable because of their composition and use of dissimilar building materials. Once the water migrates out during curing, the hard material left behind results in a less than flexible surface and shrinkage cracks, leaving the building exposed to moisture penetration. Consequently, elastomeric wall coatings are ideal for masonry, concrete and stucco surfaces.

Some of our products are applied to masonry substrates, smooth and split-face concrete block, poured-in-place, precast, tilt wall. These surfaces are cracked or inevitably are going to crack. Elastomeric coatings have the necessary property of elongation that allows them to bridge cracks and stretch up to 300% of their original size. Thermal change can have a tremendous impact on the movement of a structure. What looks like a hairline crack during elevated temperatures can open to three or four times in width when cooled. Quality elastomeric coatings also have the memory which allows them to return to their original size during thermal movement, crack shrinkage or when ground settlement occurs. Elastomeric wall coatings can form the bridge that keeps moisture out.

Major Applications
Waterproofing Roof Decks: Roof decks, by definition, are decks that exist over living areas. It used to be that roof deck applications were quite expensive to build and had a multitude of waterproofing problems and applications. Bridge Deck Waterproofing: Elastomeric coating is a pigmented, waterproof coating for concrete and masonry. It is produced with 100% elastomeric acrylic resins and formulated for superior aging characteristics. It bridges hairline cracks, withstands substrate movement and accommodates rapid changes in temperature.
