At least one study showed that children who sleep in bedrooms containing fumes from water-based paints and solvents are two to four times more likely to suffer allergies or asthma. Resource Impacts
All paint has three major components: a pigment for color and hiding power; a binder that holds the paint to the surface and allows the solids to form a film, and a carrier or solvent (solvents or water) to dissolve and maintain the pigment, solids, and binder in liquid form. Latex, water-based paints have significantly lower environmental impacts than oil or solvent-based paints since they don’t use petroleum carriers or have nearly as many smog-forming emissions. According to the Environmental Protection Agency, nine percent of the airborne pollutants creating ground level ozone come from the VOCs in paint. Low and zero VOC paints have little or no smog-forming emissions. 

However, latex paints generally use vinyl acetate or acrylic resins as binders, which create toxins in their manufacture. Furthermore, all paints contain pigments that are quite energy intensive to process, such as titanium dioxide, which accounts for approximately 25% of paint by weight. While paint extends the life of many building materials, consideration should be given to options that don’t require paint, such as integrally-colored plasters, ceramic tile wainscoting, and natural wood. Also, sometimes simply washing walls and/or using a touch up paint can make them look like new.

Another type or “green” paint is recycled paint, which provides the environmental benefit of avoiding the emission from the landfill and avoiding the need to expend energy to process new paint products. Recycled paint is paint taken from unused paint containers and consolidated with similar colored paints to produce a larger quantity. This process reduces the color choices and increases the likelihood that the paint obtained from such centers has a high paint lead content. Therefore, recycled paint could be an excellent option for applications such as a garage, tool shed, or building exterior, but is not recommended for interior use.

Resistance to high Alkalinity (high pH)
• a. Exterior: less chance to burn or weather relatively fresh masonry
• b. Interior: stand up to alkaline cleaners

Other Features…
Suitable levels and types of pigment are used without high levels of “extenders” pigments. This provides a high degree of hiding power, while not compromising durability and resistance to cracking and flaking. Quality products are not made with high properties of porous extenders that foster chalking or will cause the paint to absorb stains.
• A high solid content helps provide a thick dry film which in turn is important for key properties including hiding, resistance to cracking and mildew, and general durability.
• General portion of ingredients that enhance particular properties, such as mildewcides that control mildew growth in exterior application and titanium dioxide that maximizes hiding and whiteness.

Properties of Interior Paint: Stain Resistance
Paints with low stain resistance absorb dirt, grime and stains. Choosing high-quality paint with high stain resistance and properly priming the surface will help make staining less likely, and dirt and grime easier to remove.

Alkaline resistance
Causes
It is necessary to cure new masonry for a period of one year prior to painting with oil-based or vinyl acrylic latex paint. When a highly alkaline porous or concrete surface is not properly cured for the requisite period, there is poor alkali resistance. Fresh and unused masonry usually contains lime which is very alkaline in nature. This lime component must have the opportunity to react to the carbon dioxide from the air; otherwise this alkalinity remains in the masonry. The untreated alkalinity then launches an attack on the paint surface thereby ruining the color and the durability.
